Fencing Replacement Update

 

The community’s wrought iron fencing is nearly 40 years old and has been patched and repainted multiple times over its lifespan. While this approach has extended its use, the fencing has reached a point where ongoing patch-paint and all related items costing at over $800,000 annually and rising, This is no longer cost-effective or sustainable.

 

Using the current rotation cycle for patching and painting, repairs are required more frequently as corrosion, metal fatigue, and weld failures continue to increase. Each cycle addresses surface issues but does not resolve the underlying deterioration of the original material.

 

Replacing the aging wrought iron with aluminum fencing provides a long-term solution. Aluminum does not rust, requires significantly less maintenance, and offers a consistent appearance over time.  In addition, the cost of installation is equal to if not cheaper than the cost to patch and paint.

 

Transitioning during the normal maintenance rotation allows the association to redirect funds from repeated short-term repairs toward a durable replacement that significantly reduces long-term costs and improves reliability and safety.  

In short, after the first 5 year rotation we will save approximately $800,000 per year for the next several decades.  This maintains the beauty of our community while providing long term cost savings.
